According to the local council, an estimated £22 billion will have been invested by 2025, delivering over 100,000 new jobs in the process. It is also expected that 35,000 new homes are going to be developed, and with the extension of the Crossrail project, residents can reach the city centre for work with ease. Development in areas such as the East Village and Westfield Shopping Centre has created more jobs and provided residents with more in the way of local shopping and entertainment too. Property prices locally have risen by 11.4 per cent annually bringing the average house price to £337,474, a figure substantially less than the London-wide average of £530,409 (Land Registry, February 2015). This provides investors with a great opportunity to buy in what can be considered a promising emerging market.
