Landlord responsibilities –
accommodation
Structure of the building
• Structurally sound, watertight
• Roof watertight, free of defective, loos materials
• Damp proof courses, flashings etc – good condition
• Stairs – structurally sound
• Windows, doors, locks – good condition, safe
• External, internal cold water storage cistern, tanks, etc – properly houses
Bedrooms
• Not less than 70 sq ft, preferably at least 110 sq ft
Kitchen
• Hot, cold water supplies
• At least 2 double 13 amp electric power sockets
• Sink, drainer
• Cooker 4 rings, grill, oven – good condition
• Refrigerator
• Working surfaces – minimum 1,000mm x 600mm
• Storage space, minimum 1 double based unit with worktop, sink unit, double wall unit
• Sink units, water, gas service pipes compliant with NIEIC regulations
Bathroom
• Obscure glazed windows
• Bath and/or shower (with shower screen)
• Hot, cold water supply to bath and/or shower
• Sanitary fittings – good condition
• Toilet roll holder, towel rail, mirror
Landlord responsibilities –
general
Light, ventilation
• All habitable rooms ventilated with external window
• All habitable rooms – external window one-tenth of floor area
• Basement room – sufficient natural light
Lighting, heating, power
• Gas heating – fully serviced, in good condition
• Inspected, certified by approved Gas Safety contractor
• Radiators, pipe-work secured to walls
• Electrical installations – certified NICEIC compliance
• Electric sockets, switches – good condition, firmly secured
• Sufficient light for each room
Meters
• Gas meter, electricity meter, water meter (if applicable)
Flooring, furnishings
• Floors level, even – secured boarding
• Carpeting, vinyl flooring securely fitted
Decoration
• Room decorations, woodwork – clean
• All habitable rooms with nets, heavy curtains – good condition
Fire precautions, fire escape
• Clear exit for escape
• Flats – entrance doors are self-closing fire doors
• If alarmed – annual test certificated
