Preparing a flat to Let to the Council in Walthamstow

When getting this property prepared to let to the council in Walthamstow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including windows keys.
  • Carry out full clean to property after all works completed.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a mains powered combined heat detector & CO detector in the kitchen.
  • S/fit fire blanket & extinguisher in kitchen.
  • S/fit doorstops throughout the property.
  • Redecorate walls, woodwork & ceilings throughout.

Hallway

  • Replace cylinder to night latch (top lock)

WC:

  • Replace WC seat & fit normal lightbulb.

Bathroom:

  • Stain block ceiling and prepare.
  • Renew mastic sealant to bath & sink.
  • S/fit towel ring.
  • Remove glass shelf and fill holes.
  • S/fit shower rail & curtain.
  • Tile walls on side & rear of bath.

Bedroom 1 (Nr. Front door):

  • S/f beading to floor where missing on 2 walls.
  • S/fit net & heavy curtains.
  • Refix cupboard door hinges and adjust so closes & s/fit handles to these doors so close.
  • Renew floor tread to room entrance.

Bedroom 2:

  • S/fit light switch.
  • Refix beading where lifting/damaged.
  • Refix wardrobe handles & S/fit new hanging bar.
  • Refix high level door above & ensure all doors close.
  • S/fit net & heavy curtains.
  • Renew floor tread to room entrance.

Lounge:

  • Replace door with solid wooden door and paint white.
  • s/fit lightbulb.
  • Strip wallpaper on feature wall and prepare.
  • Coil all aerial/telephone cables.
  • S/fit net & heavy curtains.

Balcony:

  • Repair all holes/gaps in pigeon netting or replace.

Kitchen:

  • S/fit new kitchen with oven, electric hob, chimney hood, new sink, taps and box in boiler pipework and fit cupboard around boiler.
  • Renew light switch.
  • Replace existing heat & smoke strips to existing fire door & s/fit new overhead door closer.
  • Fit net curtains to door and windows to side.
