Preparing a Maisonette to Let to the Council in Hounslow

When getting this property prepared to let to the council in Hounslow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • S/fit 2 x mains powered smoke alarms to both levels of property (with battery back-up) linked to a combined mains Heat & CO detector in the kitchen.
  • S/fit fire blanket & extinguisher to kitchen.
  • S/fit mains powered carbon monoxide alarm in the lounge.
  • S/fit doorstops throughout property where required.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance & exit doors.
  • S/fit sealed/covered light fitting to kitchen.
  • Redecorate all walls, ceilings, woodwork, radiators & front door (inside & o/side).
  • Install 30mm thermal plasterboard with polystyrene back to dry line external walls and skim plaster in bed 3 wall, bed 2 wall & bed 2 left o/side wall & bed 1 x 2.5 walls.
  • Replace window hinges and handles On the 1st floor s/fit 6 large side opener, 4 x small fan light opener & 10 new handles. On ground floor s/fit 9 x handles for windows, 4 x large pair hinges & 5 x small hinges.

Kitchen:

  • Check gas cooker legs and ensure they are stable and straight.
  • Refix chain to gas cooker.
  • Upgrade existing fire door with 3 steel hinges, heat & smoke strips & overhead door closer.
  • Remove smoke alarm.
  • S/fit net curtain & blind to window.
  • Check sink for leak.
  • Secure end panel of sink & worktop.
  • Renew lino to floor.
  • S/fit new floor tread to room.
  • Re-secure wall unit on right side of 3.
  • Renew mastic sealant throughout.

Bathroom:

  • S/fit doorstop.
  • Fill holes to tiles in wall.
  • Renew extractor fan with low voltage trickle type fan.
  • S/fit shower rail & curtain.
  • Renew/repair floor by bath – has rotten sub base, replace tiles and base around bath only.
  • Replace boxing in below sink, s/fit towel ring & towel rail.
  • Renew mastic to bath & whb.
  • S/fit new mirror cabinet.
  • Regrout tiles to wall in corner or bath.

Hallway:

  • S/fit new glass to front door, s/fit doorstop.
  • S/fit beading where missing to skirting board area.
  • Replace light with a pendant & remove 2 smoke alarms.
  • Renew broken TRV valve.
  • Reglue ceiling paper.
  • S/fit barrel bolt to cupboard.

Ground floor W.C:

  • S/fit w.c roll holder.
  • Renew w.c. seat.
  • Lag cold water mains pipe coming into w.c., repair or renew privacy lock.

Outside Wall Side:

  • S/fit new grille for vent.

Lounge:

  • Replace floor tread to room.
  • S/fit nets & heavy curtains.
  • Reset loose laminate boards.
  • Fit 2 pairs of barrel bolts to louvre doors.
  • Re-fix window board & curtain rail to ceiling/wall.
  • Dryline large cupboard wall & paint boiler cupboard fully.
  • 1 x bulb required.
  • Renew ceiling rose/cable/pendant.
  • S/fit net & curtain to door to garden area.
  • Refix hinge to door/tighten.
  • S/fit new door to understairs cupboard with barrel bolt and fill floor by the door.
  • Boiler power to be fitted with a fused spur.

Stairs & Landing:

  • S/fit new carpet + 3 new laminate door bars.
  • S/fit bulb.
  • Remove 2 smoke alarms.
  • Reglue paper to landing ceiling.

Bedroom 3 (small):

  • S/fit net, heavy curtains, track & batten.
  • Repair door to room – split/cracked.
  • Paint inside cupboard & outside of cupboard in white gloss.
  • 1 x bulb required.
  • 1 x extra twin socket required.
  • Refix/reset laminate boards.
  • S/fit beading where missing by wardrobe.

Bedroom 2 (Rear):

  • 1 x bulb, 1 x extra twin socket required.
  • S/fit nets, heavy curtain, batten & track.
  • Adjust latch to door to stay shut.

Bedroom 1 (Front):

  • Repair/refix door hinge & split to top of door – repair.
  • 1 x bulb required. s/fit nets, heavy curtain, batten & track.
  • S/fit beading where missing.
  • Refix switch cover & twin socket front plate.
