Preparing a Maisonette to Let to the Council in Hillingdon

3 Bedroom Maisonette
When getting this property prepared to let to the council in Hillingdon, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
Loft bedroom floor:
- Remove all chipboard floor boards and dispose. (Majority are damp and weakened and there are small pieces which do not rest properly on the joists).
- Check and strengthen floor joists where needed with cross pieces of 2 by 4 so makes floor more rigid due to the joists being only 4 inches thick. (it should be at least 6 inches).
- Supply and fit 18 mm hardwood ply across entire floor. (the ply is more rigid and helps in making the floor structurally more resistant).
Loft bedroom snagging:
- Board up with plasterboard and paint 3 doors for loft access and 1 door where expanding tank is.
- Make good and varnish roof windows x2.
- Board window recesses x2 with white UPVC boards so water proof.
- Supply and fit 2 Velux style window blinds.
- Make good holes in ceiling boarding.
- Secure door to cupboard.
- Supply and fit new bedroom door with hinges, latch, handle and varnish.
- Repair door frame.
Landing and cupboards:
- Make good after removal of lights.
- Supply and fit net and blind to window.
- Remove shelf from wall and make good.
- Make good plaster inside cupboard under stairs.
- Supply and fit barrel bolts to all cupboard’s doors x3.
- Supply and fit wooden timber to extend height of existing banister at top of stairs.
Bedroom 1:
- Remove and dispose of large shelf from wall.
- Remove battens from wall.
- Secure floorboards throughout where needed.
- Remove mirror from wall.
- Supply and fit doorstop.
- Supply and fit nets, heavy curtains, tracks and wooden support battens on wall for the 2 windows.
- Make good after removal of lights.
- Renew sealant around windows x2.
- Remove barrel bolt from door and make good.
Bedroom 2:
- Supply and fit net, heavy curtains, track and wooden support batten on wall.
- Make door after removal old lock and secure hinges.
- Make good door frame.
- Replace section of damaged wallpaper on wall.
- Secure floorboards throughout where needed.
Bathroom:
- Secure hinges to door.
- Renew sealant throughout.
- Make good tiles on end of bath after power shower removal.
- Supply and fit shower riser rail.
- Supply and fit access board on tap end of bath panel.
- Supply and fit WC seat.
- Supply and fit new mirrored cabinet.
- Use leftover worktop from kitchen as top for Wash hand basin to sit into.
- Make good and paint side panel to wash hand basin.
Hallway and balustrade boarding:
- Board balustrade to waist height so safe.
- Make bottom side of balustrade removable so larger furniture can fit.
- Remove hangers from walls and make good.
- Paint radiator in hallway.
- Supply and fit barrel bolt to cupboard.
- Remove loose cables.
Lounge:
- Remove and dispose of shelves on top of brick partition wall.
- Remove and dispose of brick partition wall.
- Make good wall, ceiling and floor where partition wall was.
- Paint 2 radiators.
- Supply and fit nets, heavy curtains, tracks and support battens to wall for 2 windows.
- Refit missing brick from fire place surround.
- Secure hinges to door and adjust to close.
Kitchen:
- Disconnect sink and washing machine.
- Remove all kitchen units, worktops and appliances and dispose.
- Remove all tiles from walls.
- Make good walls and prepare for tilling.
- Supply and fit gloss white kitchen from Howdens with black granite worktops, integrated conventional oven, gas hob, chimney style hood and 1 bowl stainless steel sink with tap.
- Make any necessary adjustments to water plumbing.
- Supply and fit white tiles to splash-back and grout.
- Box in boiler with access door.
- Box in any visible pipes above worktops.
- Make good walls where wall unit was behind door and where previously tiled under worktop level.
- Fill up floor to level where untiled.
- Upgrade fire door to standard specs.
- Supply and fit net curtain and blind to window.
- S/fit new boiler.
Decorating:
- Decorate all ceilings, walls and woodwork throughout.
- Paint inside cupboards on landing x2 and inside meter cupboard on hallway.
- Paint all black apparent wood decorations throughout.
- Paint kitchen and bathroom wooden cladded ceilings in white.
- Revarnish all cladded ceiling in loft bedroom.
- Paint all varnished skirting boards and door frames throughout white.
