When getting this property prepared to let to the council in Hayes, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

• Supply 4 x full sets of keys including window keys.
• Carry out a full clean to the flat.
• S/fit 1 mains powered smoke alarm (with battery back-up) linked to a mains powered heat detector in the kitchen.
• S/fit fire blanket & extinguisher to the kitchen.
• Fit key operable lock to all ground floor windows with openers.
• S/fit doorstops throughout property where required.
• Thumb turn Euro mortice type lock to be fitted to entrance door.
• S/fit sealed/covered light fitting to kitchen.
• S/fit adequate heating to the bathroom if required by Local Authority.
• S/fit mechanical extractor fan to bathroom to ventilate outside.
• S/fit mechanical extractor fan/hood to ventilate outside for kitchen if required by Local Authority.
• S/fit nets & heavy curtains to all windows.

Front Garden:

• Cut back & clear & leave tidy, check slabs on bin area are secure and centred.
• Remove old doorbell on frame.

Rear Garden:

• Cut back & clear & remove bricks/trees & debris by wall in corner and other rubbish.

Hallway:

• S/fit rubber grommet doorstop for front door.
• Remove old smoke alarm.

Kitchen:

• S/fit overhead door closer & remove perco closer.
• S/fit doorstop for door.
• Remove old smoke alarm.
• S/fit sealed light fitting.
• S/fit net curtain & blind.
• Re-fix plinths to base unit.
• S/fit timer clock for immersion heater switch so can be set to work on low rate electric supply (Horstmann or Smiths Timer clock).
• Fit vinyl covering to wall w/machine space to prevent mould on wall.

Bathroom:

• Renew mastic sealant to bath & wash hand basin.
• S/fit shower to bathroom either electric or via pump.
• Refix/tighten hot tap.
• Renew insert to cold tap.

Lounge:

• Convert 1 x single socket to a twin socket.

Bedroom 1:

• Convert 2 x single sockets to twin sockets.
