Preparing a maisonette to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including back doors & window keys.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a combined CO & Heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit cable type child safety restrictors to all large window openers in the flat.
  • S/fit doorstops throughout property where required.
  • Fit hasp, staple & padlocks to loft hatch (combination).
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • 2 x thumb turn Euro mortice type lock to be fitted to entrance & exit doors.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • Ensure extractor fan/hood above hob ventilates outside for kitchen.
  • Renew carpets throughout.

Pathway/outside:

  • S/fit outside sensor light by front door, cut back overgrown bushes on path from pavement.

Landing:

  • Check smoke alarm expiry & replace if required.
  • Fit barrel bolt to electric meter cupboard door.

Lounge:

  • S/fit net curtains.
  • S/fit grommet doorstop.
  • Adjust door to room as snags on floor.
  • Fill holes to wall & paint 2/3 walls to room.

Bedroom 1 (front):

  • Paint 2 walls.
  • S/fit net curtain.
  • Make good paintwork to window reveal on left.
  • Remove & dispose of wardrobes and make good/paint wall.

Bedroom 2:

  • Paint 2/3 walls.
  • S/fit net curtain.
  • Remove & dispose of wardrobes and make good/paint wall.
  • Adjust door hinges.

Bathroom:

  • Check extractor fan is working correctly.
  • Renew or repair crack to bath panel.
  • S/fit doorstop.
  • S/fit mirror cabinet, wc roll holder, towel ring.
  • Renew mastic sealant to sink & bath.
  • S/fit shower slider kit.
  • Remove mastic sealant to tiles & re-grout where required.
  • Renew heated towel rail and replace with radiator.
  • S/fit towel rail, s/fit clicker waste to sink.
  • S/fit new lino.

Kitchen:

  • Renew lino, s/fit blind/net.
  • Renew mastic sealant to worktops.
  • Remove mastic sealant from tiles & re-grout where required.
  • Re-fix loose hinges to cupboard doors.
  • S/fit new handle to window.
  • Check extractor hood vents outside.
  • Renew worktop section with sink & s/fit new sink & taps possibly.
  • Washing machine area paint/make good walls.
