When getting this property prepared to let to the council in Hammersmith & Fulham, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:


  • Supply 4 x full sets of keys including back doors & windows.
  • Carry out a full clean to the flat.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit key operable locks to all ground floor windows with openers.
  • S/fit mains powered carbon monoxide alarm if required by Local Authority.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance door to replace existing mortise.


  • S/fit doorbell for flat from street entrance.
  • S/fit 1 x doorstop.
  • Repaint front door externally and step at bottom.
  • S/fit 1 x bulb & dispose of strip bulb in cupboard.
  • Renew thermostat on wall as painted over.


  • Upgrade existing fire door to fit 1 x extra steel hinge to door & heat & smoke strips & overhead door closer.
  • Re-glue torn lino by fridge/freezer.
  • Cover or remove old bell control above fridge on wall.
  • Tighten base unit doors by f/freezer.
  • Add an install date to the battery CO Alarm.


  • Support back of w.c cistern as slightly away from wall (gap).
  • S/fit towel ring holder, towel rail & w.c.
  • S/fit shower curtain.
  • S/fit blind to window.
  • S/fit 1 x doorstop.


  • Remove all sofas.
  • Fit plate/cover to exposed wires in switch box in cupboard.
  • S/fit 1 x doorstop.
