When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:


  • Supply 4 x full sets of keys including back doors and windows.
  • Carry out full clean to property.
  • S/fit fire blanket & extinguisher in kitchen.
  • S/fit child safety restrictors to all large window openers on 1st floor.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple & combination padlocks to the loft hatch.
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance & exit door (kitchen).
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • Fit sealed globe light fitting to bathroom.
  • Fit sealed/covered light fitting to kitchen.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.

External Front:

  • Repair crack to render of front wall below bay window.
  • Fit catch to gas meter door to close.


  • Adjust front door, s/fit thumb turn mortice lock, fit cover to fuse box as it has gaps.


  • Adjust inner door to open & close easily.
  • Renew beading to whole room and make good surface to floor as in poor condition.
  • Remove all furniture – sofas, units & table.
  • Re-fix tv aerial box to wall.
  • S/fit heavy curtains.
  • S/fit nets & heavy curtain to rear window.
  • Renew hinges to window to rear garden.


  • Make good area below boiler and board / trunk / clip all loose cabling, adjust cupboard door to under stairs cupboard & reposition door so no gap to floor at bottom.
  • S/fit blind/net to window.


  • Protect/box shower pipework on wall other side of the bath.
  • Check cables exposed on ceiling and make safe / remove or fit in box.
  • S/fit new shower hose connection & slider rail kit to wall.
  • Renew mastic sealant to bath area throughout.
  • Renew shower head.
  • S/fit privacy latch to door.
  • Renew shower curtain.
  • Clean up & renew mastic to window frames.
  • S/fit mirror cabinet.
  • Make good area behind w.c & floor around.
  • S/fit doorstop for door.

Rear Garden:

  • Re-fix rear garden fence properly along whole length of garden.
  • Lag boiler condensate pipe properly.
  • Re-fix rear fence panels securely.
  • Remove all debris from floor area by tree.
  • Re-fix gutter end piece to rear extension.
  • Repaint exterior area walls to bathroom.
  • Fit drain covers to all open drains.
  • Renew rotten fascia board to flat roof area.


  • S/fit handrail to staircase & board balustrades/bannisters on landing area as gap too large.

Bedroom 3 (rear):

  • S/fit hole to floor for bottom door bolt to go into.
  • S/fit 1 x extra twin socket required.
  • S/fit 1 x doorstop.
  • Replace handles to door for latch so they turn the latch.
  • Valve head cover required for radiator.
  • S/fit blind operation stick & fix to wall, 2 x bulbs required for light.

Bedroom 2 (middle):

  • S/fit 1 x extra twin socket, replace face plate to other twin socket.
  • Clean up window frame.
  • S/fit blind operation stick & fix to wall.

Bedroom 1 (front):

  • Re-fix handles to door & latch so closes.
  • Coil aerial cables on floor, tack telephone cables to wall.
  • S/fit 1 x extra twin socket required.
  • S/fit 2 x blind operation stick & fix to wall.
