Preparing a flat to Let to the Council in Enfield

When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:


  • Supply 4 x full sets of keys including window keys.
  • Carry out a full clean to the property.
  • Fit 1 x mains powered heat detector in kitchen to be linked with existing smoke detector in the hallway.
  • S/fit fire blanket & extinguisher to wall in kitchen.
  • Fit doorstops throughout property where required.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance doors.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit 4 x child safety restrictors to window openers.
  • Fit sealed globe light fitting to bathroom.
  • Fit sealed/covered light fitting to kitchen.
  • Redecorate property throughout – Include walls, woodwork & ceilings.
  • Fit E7 NSH heaters to Lounge & Bedroom 1 & Panel Heater to Bedroom 2.


  • S/fit nets & heavy curtain, curtain pole & batten.
  • Fill/make good gap to floor as you enter kitchen.

Flat Entrance / Hallway:

  • Re-glue door edges to front door to flat.
  • S/fit new lock/catch to electric meter door.
  • S/fir rubber grommet doorstop for front door.
  • Replace night latch barrel with branded one.
  • Re-fix/secure laminate floor in flat and secure in hallway cupboard where it is moving.


  • S/fit net curtain & blind to window.
  • Renew mastic sealant to worktops.
  • Replace shelf below sink & paint walls at back and backboard to cupboard where required.
  • S/fit filter to cooker hood.
  • 1 x doorstop required.
  • Repair/refix hinge to base unit door.


  • Re-fix/secure handle, make good floor entrance by tiles.
  • S/fit new mastic sealant to bath & wash hand basin.
  • S/fit shower rail & curtain.
  • Remove rusting metal shelf on wall.
  • Renew bath panel as cracked at bottom.

Bedroom 1:

  • Re-fix beading to floor.
  • S/fit nets & heavy curtains, batten & track/pole.
  • Tighten doorstop.

Bedroom 2:

  • 1 x doorstop required.
  • S/fit nets & heavy curtains, batten & track/pole.
