When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Paint walls, ceilings & woodwork throughout.
- S/fit carpet throughout.
Hall:
- Remove coat rack from wall and fill holes.
- Replace door stop.
Lounge:
- Secure UPVC window sill on wall either side of window.
- Cut out and replace mouldy sealant around window.
- Fill cracks to ceiling.
Bedroom 2 (off lounge):
- Cut out and replace mouldy sealant around window.
- Make good plaster around window.
- Tighten window handle.
Bedroom 1 (rear):
- Fill cracks.
- S/fit blank cap to radiator.
- Remove old smoke alarm from wall.
- Tighten window handles.
- Cut out and replace mouldy sealant around window.
Bathroom:
- S/fit new pressed steel bath, wash hand basin & closed coupled WC.
- S/fit PVC click flooring.
- S/fit mirrored cabinet (not a corner cabinet).
- S/fit WC roll holder & towel rail.
- Cut out and replace mouldy sealant around window.
- Sand & paint radiator.
- S/fit blank cap to radiator.
- Secure door handle.
Kitchen:
- S/fit new kitchen.
- Remove barrel bolt from door & make good holes.
