When getting this property prepared to let to the council in Edmonton, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

List of Actions/Works Completed to Let to the Council in Edmonton

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • S/fit fire blanket & extinguisher.
  • S/fit child safety restrictors to all windows on 1st floor.
  • Fit key operable locks to all ground floor windows with openers.
  • S/fit mains powered carbon monoxide & heat detector alarm in the kitchen interlinked to existing mains smoke alarms.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and padlocks to loft hatch.
  • S/fit new ½ hour rated fire door to kitchen with 3 steel hinges, handle & latch, overhead door closer & combined fire & smoke intumescent strips.
  • Also plasterboard glass panel above door on both sides and seal and paint.
  • S/fit mechanical extractor fan to bathroom to ventilate outside.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.
  • Board up and lock outhouse behind kitchen.
  • Fence off garage area at rear & on right side.

Kitchen:

  • Connect extractor fan to outside, remove washing machine.
  • Paint walls. Lounge (Rear)
  • Remove doors & frame to kitchen and replace with wooden ones.
  • S/fit nets & heavy curtains.
  • Make good fire place as damaged corner.

Hallway:

  • Replace flooring.

Front Lounge (To be used as a bedroom):

  • S/fit new flooring & radiator valves.
  • S/fit nets & heavy curtains to bay window and heavy curtains to window looking onto hallway.
  • Replace aluminium frame & door with normal wooden door to room. S/fit doorstop.

Front Bedroom:

  • Replace floor, s/fit nets & heavy curtains, fit 2 x window restrictors to openers.

Middle Bedroom (2):

  • Floor is poor and requires replacing.
  • Check ceiling to bedroom 3 and make good as repaired poorly and requires proper smooth repair.
  • Replace hinges to window as not shutting tight and out of alignment.
  • Check repair & replace handles to top openers.

Bedroom (3, Rear):

  • Replace flooring to room.
  • Rubber grommets missing to window opener & child safety restrictors required.
  • Re-fix door face on inside.
  • Renew window hinges to opener.
  • S/fit nets & heavy curtains.
  • Adjust door as not locking / closing properly.

Bathroom:

  • S/fit extractor fan.
  • Repair privacy lock to bathroom.
  • Fit 2 x rubber grommets to window opener.
