When getting this property prepared to let to the council in Ealing, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including back doors & window keys.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit cable type child safety restrictors to all windows in flat.
  • S/fit doorstops throughout property where required.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • Fit sealed/covered light fitting to kitchen.
  • S/fit mechanical extractor fan to bathroom to ventilate outside & s/fit mechanical extractor fan/hood to ventilate outside for kitchen – if required by tenants or Local Authority.
  • It may be a requirement to box boiler pipework to flat depending on tenant or local authority.

Entrance:

  • S/fit doorstop.

Bedroom 1:

  • S/fit nets & heavy curtains.
  • S/fit beading to floor & laminate where missing.
  • Right side window hinges require replacement as out of alignment.
  • 1 x extra twin socket required.
  • 1 x floor strip required.

Bedroom 2:

  • S/fit beading to floor where missing.
  • S/fit nets & heavy curtains.
  • 1 x extra twin socket required.
  • Floor is in average condition & worn/damaged in places.

Bathroom:

  • Floor strip to entrance required.
  • S/fit bath panel.
  • Renew mastic sealant to bath & wash hand basin.
  • S/fit shower curtain.
  • Descale shower head.
  • S/fit chain to support shower rail to ceiling.
  • S/fit w.c holder, towel ring & towel rail.
  • S/fit chain for bath plug.

Lounge:

  • S/fit floor tread.
  • S/fit nets & heavy curtains to 2 x windows.

Kitchen:

  • S/fit heat & smoke strips to fire door & s/fit overhead door closer.
  • S/fit missing skirting to wall.
  • S/fit mastic sealant to worktops.
  • S/fit extractor hood above cooker with filter.
  • S/fit net curtain to window.
