Preparing a flat to Let to the Council in Ealing

When getting this property prepared to let to the council in Ealing, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including & windows.
  • Carry out a full clean to the flat.
  • S/fit mains powered smoke alarm (with battery back-up) linked to a heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit child safety restrictors to all large windows.
  • S/fit doorstops throughout property.
  • S/fit thumb turn Euro mortice type locks to be fitted to entrance door.
  • Redecorate walls to bedroom 1, kitchen & bathroom.

Kitchen:

  • Repair worktop join.
  • Replace missing light cover to hob.
  • Renew mastic sealant to worktops.
  • S/fit new vinyl floor.
  • Fit new 1 handle & latch to fire door & heat & smoke strips & 1 x overhead door closer.
  • S/fit net curtain.
  • S/fit extra plug socket on right of fridge.
  • Replace missing oven unit blank cover below oven in white.
  • Clean extractor fan & extractor hood.
  • Secure oven securely with screws.
  • S/fit filter to cooker hood.

Bathroom:

  • Replace broken cistern lid with complete new WC.
  • Renew vinyl flooring.
  • Replace shower hose and shower head.
  • Renew bath panel.
  • 1 x blind to window required.
  • Renew mastic sealant to bath and to wash hand basin.
  • Replace faulty extractor fan and check pull cord fan heater and replace if required.

Lounge:

  • Replace cracked pane of glass and repair/renew window hinges as not closing properly.
  • Remove old smoke alarm.
  • Replace broken window restrictor to right hand side opener.
  • S/fit curtain pole, net & heavy curtains and paint batten.

Hallway:

  • S/fit new letterbox/privacy flap in brass on both sides.
  • S/fit thumb turn mortice type lock to flat door and escutcheon plate over other snib lock.

Bedroom 1:

  • S/fit curtain pole, net & heavy curtains and paint batten.
  • Renew doorstop.

Bedroom 2:

  • S/fit curtain pole, net & heavy curtains and paint batten.
  • S/fit doorstop.
  • Secure NSH to wall securely.
