Preparing a flat to Let to the Council in Barnet

When getting this property prepared to let to the council in Barnet, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • Fit 1 x mains powered smoke alarm (with battery back-up) linked to a combined CO & heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to wall in kitchen.
  • Check all child safety restrictors to all windows working correctly.
  • S/fit doorstops throughout the property.
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • Fit sealed/covered light fitting to kitchen.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.
  • Full redecoration of walls, woodwork & ceilings.
  • S/fit laminate flooring throughout except kitchen & bathroom.
  • Box in / protect surface pipework for radiators in flat.

Lounge:

  • Disconnect & remove gas fire & board vent-hole.
  • Renew internal door with just handle & latch.
  • Remove 2 x spotlights & s/fit standard pendant light fitting.
  • S/fit nets & heavy curtains & pole/track.
  • Fill & re-skim plaster to ceiling.

Hallway:

  • S/fit handle x 2 and barrel bolts to cupboard doors.
  • Remove battery smoke alarm from ceiling.

Kitchen:

  • S/fit net curtain & blind to window.
  • Renew worktops to kitchen & s/fit new sink (inset) & reuse existing tap & fit new heat strip by cooker.
  • S/fit additional twin socket above worktop for use.
  • Make good old cooker switch fuse above cooker.
  • S/fit extractor hood above cooker & vent out if possible or s/fit separate 4 inch fan to wall.
  • Fit boiler power on a fused spur switch.
  • Renew flooring to kitchen & remove old tiles to floor.
  • Remove battery CO Alarm.
  • Replace base unit door & 1 x drawer front by cooker & 1 x wall unit door.
  • Move base unit on right of cooker away from cooker.
  • S/fit grill tray & handle for cooker.
  • Fit handle & barrel bolt to both cupboard doors & adjust doors so not stiff.
  • Paint inside store cupboards.
  • Make good grout to wall tiles/edge where required.

Bathroom:

  • Replace w.c cistern & pan & boxing to rear of w.c.
  • Renew board around sink with pvc type & s/fit new pop up waste.
  • S/fit shower rail & curtain with corner support.
  • S/fit new shower head & hose & s/fit riser kit fit for shower on wall.
  • Renew grout to floor tiles, s/fit w.c roll holder & towel ring, plug & chain for bath.
  • Repaint bathroom door in white & s/fit new privacy lock.
  • Remove coat hook to back of door.
  • Replace board below sink doors.
  • Remove tiles to bath panel & s/fit normal board with access screws.

Bedroom 1 (Left/front side):

  • Repaint door to bedroom & fit 2 x screws to handle.
  • Renew light fitting to ceiling.
  • S/fit TRV valve to radiator.
  • S/fit nets & heavy curtain & batten & track/pole.
  • 1 x window pane slightly misted right side (leave for now).

Bedroom 2 (Rear):

  • Replace door to room.
  • Convert single socket to twin or check old single to make sure it works.
  • Remove mirror from door & s/fit 2 x handles to wardrobe & adjust doors.
  • S/fit TRV valve & head cover.
  • S/fit nets & heavy curtain & batten & track/pole.
  • Re-fix shelf to wardrobe.
  • S/fit more clips for radiator pipework.
