Preparing a 4 bedroom House to Let to the Council in Brent
Kenwyn Drive, NW2
4 Bed House
When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed overview:
This four-bedroom property underwent a comprehensive series of improvements to meet safety, functionality, and presentation standards throughout. Works included fire safety installations, security upgrades, redecoration touch-ups, and general maintenance across all areas of the home, ensuring it was fully prepared for occupancy.
General Works
A full property clean was carried out, and four complete sets of keys—including window keys—were supplied. Safety and compliance were prioritised with the installation of three mains-powered, interlinked smoke alarms (with battery backup) and a mains-powered heat detector in the kitchen. A mains-powered carbon monoxide alarm was fitted in the extension area near the boiler. Fire safety equipment, including a wall-mounted fire blanket and extinguisher, was also installed in the kitchen.
Child safety restrictors were fitted to all large windows, and doorstops were added throughout the property where required. Entrance and exit doors were upgraded with thumb-turn Euro mortice locks for improved security, while all bedroom barrel bolts were removed to comply with safety regulations. A new 30-minute fire-rated door was installed in the kitchen, complete with steel hinges, an overhead door closer, and combined fire and smoke intumescent strips.
Additional general works included removing all furniture from the property, repairing flooring where laminate had been fitted to replace chimney breasts, and ensuring all affected areas were made good and presentable. A wireless doorbell was installed to replace the existing Ring doorbell.
Lounge
The lounge received minor finishing works, including repainting the bottom edge of the door for a consistent and tidy appearance.
Hallway
The doorstop for the front door was repositioned to the skirting board. An appointment for the electricity meter exchange was confirmed for 11.06.25, with access to be arranged by the landlord.
Kitchen
Two wall units on the right-hand side wall were secured to improve safety and stability. The kitchen was also fitted with a mains-powered heat detector, fire blanket, and extinguisher as part of the overall fire safety measures.
Ground Floor Extension Area
A mains-powered carbon monoxide alarm was fitted in the extension near the boiler for safety compliance. A barrel bolt was installed on the boiler cupboard door for secure access.
Bathroom (Ground Floor)
The floor strip near the wash hand basin was replaced, and the old white shower unit was removed. The wash hand basin was re-sealed with new mastic for a clean, watertight finish.
