When getting this property prepared to let to the council in Hillingdon, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys and back door.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to kitchen.
  • S/fit child safety restrictors to all windows.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and padlocks to loft hatch.
  • Thumb turn Euro mortice type lock to be fitted to entrance & exit doors.
  • S/fit a new ½ hour rated fire door to kitchen with 3 steel hinges, handle & latch, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit sealed globe light fitting to w.c.
  • S/fit mechanical extractor fan to bathroom to ventilate outside.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.
  • Repaint walls, woodwork & ceilings to flat.

Entrance:

  • S/fit thumb turn mortice lock.
  • Tack cable behind door frame lock.
  • Remove battery base from old smoke alarm, remove mirror to walls.

Kitchen:

  • Upgrade fire door to add overhead door closer & replace handle and latch.
  • S/fit cooker in kitchen & metal end caps to worktops on sides.
  • S/fit extractor fan to ventilate outside.
  • Remove mastic sealant to worktops.
  • Remove sticky cover to worktops & clean.
  • Adjust/tighten cupboard doors & hinges.

Bathroom:

  • S/fit pvc sheet over area above tiles & side wall.
  • S/fit new radiator to wall.
  • Repair privacy lock to door.

Toilet:

  • S/fit cover to light.
  • S/fit new privacy lock to door.
  • S/fit doorstop.

Bedroom 1:

  • Renew door handle.
  • Replace floorboard?

Bedroom 2:

  • Replace handle on right side.

Lounge:

  • Paint/make good damage to floor in lounge.
