When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

Hall:

• Replace front door handle & s/fit euro thumb turn & 6 keys
• Replace rotten skirting

Lounge:

• Push seal back into place on front window (middle pane)
• Sand & varnish front window sill

Landing:

• Cut out mouldy seal around window & replace
• Fill holes in ceiling around pendant

Bedroom 1 (with wood floor):

• Paint corner shelves white

Bedroom 2:

• Replace broken double socket

Bedroom 3:

• Cut out mouldy seal around window & replace

Bathroom:

• Remove barrel bolt & fill holes
• Sand & varnish door
• Replace mirrored cabinet
• Renew sealant to bath
• Replace bath panel with PVC panel
• Cut out mouldy seal around window & replace
• S/fit shower curtain & pole
• Plug & chain to wash hand basin & bath
• Replace taps with mixer tap/shower cord
• PVC line above tiles for new shower
• S/fit adjustable riser rail

WC:

• Replace WC roll holder
• S/fit doorstop
• Replace WC seat

Kitchen:

• S/fit smoke strips & overhead door closers to 2 x fire doors
• S/fit euro thumb turn lock & 6 keys
• Strip wall paper, paint & re-hang fire pack
• Make good sink base unit
• Replace sink mixer tap
• Repair worktops
• Paint backboard to wall unit right of sink
• Colour match enamel paint for cooker & paint rusted doors
• Paint freezer door over rust
• Secure vinyl covering to base unit door right of freezer
• Repair small leak under sink

Garden:

• Lock off & secure shed
