Preparing a flat to Let to the Council in Edmonton

When getting this property prepared to let to the council in Edmonton, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Paint walls vinyl silk white, paint ceilings & woodwork white throughout.
  • S/fit doorstops throughout.

Hall:

  • Fill holes to built-in cupboard doors.
  • S/fit barrel bolts to 3 x cupboard doors & remove old broken catches.
  • Remove coat rack from wall.
  • Box in pipes for radiator.
  • Paint inside built-in cupboards.
  • Make good wallpaper.

Lounge:

  • S/fit half hour rated fire door with overhead closer, intumescent brush strips, 3 steel hinges & handle (remove old seal around door frame).
  • S/fit thermal plasterboard to wall with window.
  • S/fit batten for curtain rail above window.
  • Get small top window open.
  • Clip & box in pipes for radiator.
  • Remove sliding door to kitchen & runners etc. & make good.
  • S/fit 2 x cable window restrictors.
  • Re-fix or replace internal window seal to left side.
  • Cut out & renew sealant around window.
  • Glue down any lifting wallpaper.
  • Remove all nails, screws, old curtain tracks etc.

Kitchen:

  • Knock out built-in cupboards & lower floor to same level as rest of kitchen.
  • Strip all wallpaper & skim walls where necessary.
  • Remove & dispose of old kitchen.
  • S/fit Howdens high gloss handless Greenwich kitchen as discussed with small stainless sink, mixer tap, plug, stainless steel conventional extractor hood & filter, ceramic glass electric hob & electric oven.
  • Tile splash back between worktop & wall units.
  • Re-fix or replace internal window seal.
  • Cut out & renew sealant around window.
  • S/fit 1 x cable restrictor.
  • S/fit fire extinguisher & blanket.
  • S/fit new removable boxing for boiler pipework.
  • Move washing machine plumbing to washing machine space/under sink.

Bedroom:

  • S/fit new door & keep for latch (make good door frame where needed).
  • Remove old telephone socket behind door.
  • S/fit therma board to wall with window.
  • Strip wallpaper throughout & skim plaster where necessary.
  • S/fit 2 x battens for curtain rails above windows.
  • Clip & box in pipes for radiator.
  • S/fit 2 x missing window handles.
  • S/fit 3 x cable restrictors.
  • Re-fix or replace internal seals for windows.
  • Cut out & renew sealant around windows.
  • Fill gaps to laminate flooring.
  • Renew beading for laminate flooring.

Bathroom:

  • Remove & dispose of old bathroom & tiles from walls.
  • Remove old wallpaper from walls & ceiling.
  • S/fit new pressed steel bath with mixer tap, shower cord, adjustable riser rail, plug & chain, panels, L shaped curtain rail & 2 x shower curtains.
  • S/fit new wash hand basin & pedestal with mixer tap (don’t use the cheapest tap) & plug & chain.
  • S/fit new push button WC.
  • Re-tile all walls to ceiling.
  • Tidy up pipes on wall with window & s/fit new boxing where necessary.
  • Cut out & renew sealant around window.
  • S/fit mirrored cabinet above WHB.
  • S/fit WC roll holder, towel ring & towel rail
