Preparing a Flat to Let to the Council in Ealing

When getting this property prepared to let to the council in Ealing, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm in hallway linked to a mains powered combined Heat & CO detector in the kitchen.
  • S/fit fire blanket & extinguisher in kitchen.
  • Remove existing chain restrictors and fit new cable type child safety restrictors to all large window openers.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and combination padlocks to loft hatch.
  • S/fit sealed/covered light fitting to kitchen.

Front Entrance:

  • S/fit thumb turn Euro mortice type lock to front door.
  • S/fit letterbox cover inside.

Bedroom:

  • Convert 2 x single sockets to twin sockets.
  • S/fit nets and heavy curtains.
  • Tighten window handles, loose x 2.

Bathroom:

  • Remove glass shelves, check extractor fan in ceiling & clean out and ensure suction is effective.
  • Bath is in poor condition and requires replacing.
  • Replace mastic seal around window frame as mouldy.
  • S/fit new shower curtain, refix towel rail securely, s/fit mirror cabinet.
  • Replace window handle as broken. S/fit shower riser rail kit.

Lounge:

  • S/fit nets & heavy curtains.
  • Tighten loose window handles to openers.

Kitchen:

  • Fit 1 x extra steel hinge to fire door, fit heat & smoke intumescent strips to door & fit overhead door closer and disconnect perco closer.
  • Clean or paint over scribbling on fire door.
  • Sink mixer tap is dripping when off.
  • Check extractor fan in celling as very noisy and replace if required as sounds like the bearings are failing.
  • S/fit metal end caps to worktop on both sides of cooker, replace cooker as in poor condition.
  • Adjust/repair hinges & runners for kitchen drawers & doors either side of cooker.
  • Convert 3 x single sockets to twin sockets.
  • S/fit removable boxing in for boiler pipework below boiler.
