When getting this property prepared to let to the council in Brent, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a combined Heat Detector & CO Alarm in the kitchen.
  • S/fit fire blanket & extinguisher to wall in kitchen.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and combination padlocks to loft hatch.
  • S/fit 1 x thumb turn Euro mortice type lock to entrance door.
  • S/fit sealed/covered light fitting to kitchen.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen if required by LA in future.
  • S/fit nets & heavy curtains throughout.
  • Dispose of all furniture except fridge/freezer.
  • Redecorate walls, woodwork & ceilings.
  • Renew lino & carpet.

Front Entrance:

  • S/fit light to g/floor hallway, 1 x doorstop & 1 x thumb turn lock.
  • S/fit new smoke alarm in hallway (Ei/Aico Brand) linked to a Heat & CO Alarm in kitchen. Remove lampshade.
  • Increase height of bannister/balustrade above staircase to 1 metre.

Kitchen:

  • S/fit heat & smoke strips to fire door & s/fit overhead door closer.
  • Adjust base unit doors.
  • S/fit circular LED light with cover.
  • Renew oven.
  • S/fit extra twin socket above worktop.
  • Renew doors to base unit below sink.
  • Clean up base unit under sink.
  • Adjust lobby area access to allow w/machine to be removed easily incl. wall to be cut back.
  • S/fit new catch to door to lobby.

Lobby Area:

  • Repaint worktop under boiler & box in boiler pipework.
  • Remove & dispose of w/machine.
  • Lag cold water pipe from ceiling.

Bathroom:

  • Clean out fan as very noisy or replace fan with new or a humidstat fan.
  • S/fit doorstop & new barrel latch.
  • Re-enamel bath tub.
  • S/fit new bath panel & end.
  • Tighten up taps to w/h basin, renew taps to bath & tighten w.c seat.
  • S/fit shower rail & curtain.
  • S/fit new chain for bath plug.

Bedroom 2:

  • Remove mattress & convector heater.

Lounge:

  • S/fit new light-switch.
  • Convert single socket to twin to bedroom 2.
  • Re-glue paper & make good decs in left corner.

Lounge:

  • Make good floor.
  • Remove mains smoke alarm to lounge.
