First TfL Homes Plan Unveiled

Details of the first homes to be built by Transport for London (TfL) have been unveiled, with planning applications submitted for three sites in London.

Developing the sites is hoped to raise £100m for the organisation, and is part of a programme to develop sites across the network to raise £3.4bn over the next decade.

Proposals show 362 homes — 25% of which will be affordable — could be built above the forthcoming Nine Elms tube station, plus 2,318sqm of office space, 550sqm of shopping space, a new public square and play space. Income from this development will help fund the Northern line extension. Expected development at Northwood could see 127 homes built, 20% of which will be ‘affordable’. There will also be a new tube station, with bus and train stops. TfL says it is exploring options to accommodate existing shops in the development and is “providing relocation options to assist them in continuous trade”. How welcome this will be is yet to be seen — National Rail’s redevelopment plans for the businesses in Brixton’s arches were met with fierce opposition from existing traders.  You can see the plans here.

In Parson’s Green, the proposed development is on the site of a former London Underground depot, currently used as workspace. The scheme will deliver 119 new homes, 40% of which will be affordable, as well as over 4,000sqm of retail, workspace and restaurants. Details on the plans can be found here.

The three sites will be built through partnerships with developers, currently going through the bidding process. An announcement on the chosen developer will be announced “within the coming months,” says a TfL spokesperson.

Graeme Craig, director of commercial development at TfL, said: “The three planning applications we have submitted are the first step in our ambitious programme of development, which will create much-needed homes, jobs, offices and retail space across London.

“We are working closely with local communities and boroughs to shape these proposals so that they meet local aspirations and deliver real local improvements.”
