When getting this property prepared to let to the council in Walthamstow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Supply 4 x full sets of keys including windows keys.
- Carry out full clean to the property as well as shampoo clean the carpets.
- S/fit 2 x mains powered smoke alarms to both levels of property (with battery back-up) linked to a heat & CO detector in the kitchen.
- S/fit fire blanket & extinguisher in kitchen.
- S/fit child safety restrictors to all windows on 1st floor or above (4 openers).
- S/fit doorstops throughout the property. S/fit hasp, staple and combination padlocks to loft hatch.
- S/fit thumb turn Euro mortice lock to entrance & exit doors.
- S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
- S/fit sealed globe light fitting to bathroom.
- S/fit sealed/covered light fitting to kitchen.
Lounge:
- Remove mirror/clock.
- S/fit barrel bolt to cupboard.
Kitchen:
- Remove water filter/softener.
Rear Garden/Front Garden:
- Trim/cut back grass/bushes.
Hallway/stairs landing:
- Shampoo carpet – In average / older condition and will require replacing in the near future.
Bedroom 1 (Rear):
- Remove wall light. Make good wall/decs & flooring.
Bathroom:
- Replace bulb/change light fitting. Renew shower rail & curtain.
