Preparing a flat to Let to the Council in Hounslow

When getting this property prepared to let to the council in Hounslow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • S/fit 1 x mains powered smoke alarm (with battery back-up) linked to a Heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit cable type child safety restrictors to all large window openers in the flat (5).
  • S/fit doorstops throughout property where required.
  • Thumb turn Euro mortice type lock to be fitted to entrance door.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips (Size 1980mm x760mm).
  • Fit sealed/covered light fitting to kitchen.
  • Supply & fit adequate heating to bathroom if required by LA or tenant.

Hallway:

  • S/fit doorstop. S/fit new coat hook/rail to wall.

Lounge/Bedroom:

  • Fill/cover hole to the left of the Night Storage Heater.
  • Refix NSH to wall securely & clean out and check to make sure in good working order.
  • S/fit new smoke alarm.
  • Plane door so can close & fit child safety film to glass panel on both sides.

Bathroom:

  • Check for leak under or behind the basin.
  • Remove white strips & s/fit new mastic sealant around bath and to corner of bath panel.
  • S/fit chain for bath plug.
  • S/fit new shower curtain.
  • Re-secure bath panel.
  • Clean extractor fan inside and out.

Kitchen:

  • S/fit metal end cap to worktop either side of the cooker.
  • Renew mastic sealant to the worktops.
  • S/fit net curtain.
  • Cap off washing machine waste.
