Preparing a house to Let to the Council in Hayes

When getting this property prepared to let to the council in Hayes, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Hire skip for all rubbish.
- Paint walls, ceilings & woodwork.
External front:
- Remove key safe.
- Fill, sand & paint post to porch area.
- Secure tiles on front step.
- Re-secure soffit under gutter.
- Paint decorative beams at front only.
- Collect litter in bushes all around side of house.
- Clean gutters.
Hall:
- Strip out carpets.
- S/fit euro thumb turn lock and provide 4 keys.
- Remove old smoke alarms.
- S/fit barrel bolt to built-in storage cupboard behind front door.
- S/fit knob & barrel bolt to small under stairs cupboard.
Kitchen:
- Replace worktop to either side of cooker.
- S/fit metal end caps to worktop either side of cooker.
- S/fit plug & chain to sink.
- Paint or varnish trim to sink worktop.
- Remove all shelves, microwave holder & old alarms.
- Strip wallpaper & boarder.
- Make good boxing above boiler.
- Make good wall under boiler (tiles) & paint pipe.
- Replace sealant to sink worktop.
- Paint tiles.
- Check/replace washing machine waste pipework sink base unit.
- S/fit door etc.
Lounge:
- Glue down & secure all lifting wallpaper.
- Dispose of light shade & plug in light behind door.
- Dispose of armchair in skip.
- Remove shelves & make good holes.
- S/fit euro thumb turn lock & provide 4 keys.
- S/fit blank cap to radiator.
Conservatory:
- Fill gaps around garden door threshold.
- Remove stickers from windows.
- Dispose of rug & vacuum cleaner in skip.
- S/fit euro thumb turn & provide 4 keys.
- Coil cable.
Garden:
- Dispose of all rubbish in skip including broken bits on walls & tarpaulin etc.
- Repair leaning left side fence.
- Dispose of shed & trellis in skip & other bits of rubbish behind trellis.
- S/fit new fences across back of garden blocking trees at rear.
- Clear gutter to conservatory.
- Use loose bricks in garden to create boarder to flower bed where wood sleeper have rotten.
- Check & repair downpipe to conservatory.
- Re-fix metal brackets to gate.
- Cut down garden.
Stairs/landing:
- Dispose of chair lift in skip.
- Remove old hand rail batten & make good holes.
- Remove old smoke alarms.
- S/fit hasp, staple & combination padlocks to loft.
- Glue down wallpaper where lifting.
Bedroom 1 (front):
- Remove barrel bolt from door & make good holes.
- Dispose of large wardrobe & chair into skip.
- S/fit barrel bolt to tank cupboard.
- Remove light shade.
- Remove old emergency alarm from wall.
- S/fit 2 x cable restrictors.
- S/fit doorstop.
- Tack back & coil cables.
Bedroom 2 (rear):
- Remove barrel bolt from door & make good holes.
- Remove light shade.
- Dispose of large wardrobe into skip.
- S/fit 2 x cable restrictors.
- S/fit blank cap to radiator.
Bathroom:
- Cover window sill with PVC window sill.
- S/fit 1 x cable restrictor.
- S/fit new roller blind.
- Replace WC seat.
- Re-grout floor and any cracks in walls.
- Re-secure handle to door.
- Dispose of shelf.
- S/fit plug to wash hand basin.
- S/fit new mixer tap to wash hand basin.
- S/fit new shower head & hose.
- Re-seal shower cubicle inside & outside & check for any leaks.
