When getting this property prepared to let to the council in Hillingdon, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Supply 4 x full sets of keys including window keys and block entry fobs.
- Carry out full clean to property.
- S/fit 1 x mains powered smoke alarm to hallway interlinked to a multi sensor fire & CO alarm in the lounge and also linked to a heat detector in the kitchen property (all with battery back-up).
- S/fit fire blanket & extinguisher to kitchen.
- S/fit child safety restrictors to all windows.
- Fit trickle vents.
- S/fit operable locks to all ground floor windows with openers.
- S/fit doorstops throughout property where required.
- S/fit thumb turn Euro mortice type lock to be fitted to entrance door.
- S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
- S/fit sealed/covered light fitting to kitchen.
- S/fit mechanical extractor fan/hood to ventilate outside for kitchen (Can be in window).
- Redecorate all walls in vinyl silk preferably, paint woodwork and ceilings.
- Fit brighter bulbs to light fittings.
Entrance:
- S/fit privacy flap to letterbox, repaint front door.
- S/fit thumb turn lock to door.
- Remove battery smoke alarm hallway.
Bathroom:
- S/fit threshold strip & fill gap to floor.
- S/fit privacy lock to door.
- Clean extractor fan.
- Renew shower hose.
- Renew mastic sealant to shower.
- Repair cracked glass to window.
- S/fit blind to window.
- Remove redundant metal fitting to ceiling.
Kitchen:
- Reglue lino to floor by edges.
- Repair 1 x twin socket for fridge.
- Remove leaking washing machine.
- S/fit fan in window.
- Make good plaster by blind.
Hallway:
- Fit handle to cupboard.
- Fit door to cupboard under stairs.
Lounge:
- Windows to be replaced with trickle vents & restrictors.
- Remove pull down bed.
