Preparing a maisonette to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Supply 4 x full sets of keys including window keys and back door.
- Carry out full clean to property.
- S/fit 3 x mains powered smoke alarm (with battery back-up) linked to a combined heat & CO detector in the kitchen and linked to a CO detector in the lounge area. S/fit fire blanket & extinguisher to kitchen.
- S/fit doorstops throughout property where required.
- S/fit 3 x new ½ hour rated fire doors to bedrooms with 3 steel hinges, handle & latch, overhead door closer & combined fire & smoke intumescent strips.
- S/fit mechanical extractor fan to bathroom to ventilate outside. S/fit mechanical extractor fan/hood to ventilate outside for kitchen through window.
Kitchen:
- Repair right side window lock mechanism & possibly replace hinges as not locking correctly.
- Mastic seal all worktops. Refix wall units securely. Renew glass to window as seals perished to glass.
- Freezer required as only fridge in kitchen.
Hallway:
- S/fit doorstop, bulb to light.
- S/fit carpet to stairs so in good safe condition.
Bedroom 2 (Entrance level):
- S/fit nets and heavy curtains/blinds.
Bathroom
- S/fit door with privacy latch.
WC
- S/fit door with privacy latch & beading to floor.
Bedroom 3 (Ground Floor):
- Replace window locking gearbox mechanism – when you turn handle bolts don’t shoot out at bottom and lock correctly.
- Replace window restrictor.
- S/fit nets & heavy curtains/blind.
Bedroom 1:
- Renew laminate floor.
- Renew 2 x cracked face plates on twin sockets.
- S/fit nets & heavy curtain.
- Remove / make good where cracked mirror glass to door is.
Lounge:
- 1 x cable restrictor required to patio door.
- Box off access to tanks & boiler pipework and holes in floor etc. for safety.
- Tidy up and make safe all cabling for boiler in cupboard as currently hanging loose in cupboard.
- Board over ranch style balustrades to top of stairs so no gaps for child safety.
