Preparing a house to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property & carry out shampoo clean to carpets if required.
  • S/fit fire blanket & extinguisher to kitchen.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and combination padlocks to loft hatch.
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • S/fit thumb turn Euro type lock cylinders to be fitted to entrance & exit doors.
  • Renew shower curtain.
  • Board balustrades & paint around staircase as gap too large for child safety.
  • Make good walls where marked by staircase.
  • Require mains CO alarm or change existing heat detector to a combined Heat & CO alarm.
  • Upgrade existing ½ hour rated fire door to kitchen with extra steel hinge, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit sealed light fitting to kitchen.
  • Paint wall below boiler & wooden step as you enter kitchen.
  • Lock off shed at rear & remove all tiles by shed and also other loose wood/plastic in rear garden.
  • Check wall stable in rear.

Front garden:

  • Move crate and sandbag to the shed and remove all rubbish/weeds and check gulley is clear from leaves / mulch.
  • Paint bin numbers in white on 2 bins at front and one bin at rear by rear garden shed.
  • Fix no. to front door.

Rear garden:

  • Rebed/fix brick pillar on right of rear wall.
  • Refix 2-4 coping stones on left to same wall as loose.
  • Cut large pieces of wood / gutter in half and place in the rear shed.
  • Place all tiles / bricks / blocks in rear garden inside rear shed.
  • Cut and remove padlock to rear garden gate to access alleyway.
  • Remove leaves / mulch from open gulleys.

Front Receptions / Ground Floor room:

  • Disable lock mechanism to door handle.

Rear Reception:

  • S/fit barrel bolt to under stairs cupboard door.

G/floor Hallway:

  • Paint wall on left side as badly marked etc.
  • Refix doors to electric meter/fusebox with hinges so safer to open and close / access.

Kitchen:

  • Tighten door to base unit on right of fridge and wall unit on right of extractor hood.
  • Repaint gloss step to floor as you enter.
  • Paint local small stain to ceiling from old leak.
  • S/fit net curtain to large window and side window next to garden door.
  • Scrape, rub down, prep wall on left of garden door, PVA seal and repaint wall.

Hallway landing:

  • 2 x loft hatches to be fitted with hasp, staples and combination padlock code 2010.
  • Paint whole wall by stairs where heavily marked.

Bedroom 3 (1st floor rear):

  • S/fit hook and arm window restrictor.

Bedroom 2 (middle):

  • Disable lock mechanism to door handle.
  • Refix loose door hinge to bedroom.

Bedroom 1 (Front):

  • Make good/fill and paint 1 wall.
  • Paint gloss skirting on left of bedroom door where peeled.

Bathroom:

  • Tighten wc seat as loose.
  • S/fit plug and chain for bath.
  • Reseal around bath.
  • Renew wash hand basin waste as broken.
  • Open up extractor fan and thoroughly clean this.
  • Adjust left side door to cupboard in bathroom as door snags.
