Preparing a Maisonette to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out full clean to property.
  • S/fit 2 x mains powered Smoke alarms to both levels of property (with battery back-up) linked to a mains powered combined Heat & CO detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit doorstops throughout property where required.
  • S/fit hasp, staple and combination padlocks to loft hatch.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance door.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips and remove old arch.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.
  • S/fit thermostatic radiator valves to radiator & thermostat to heating system.

Hallway Entrance:

  • S/fit doorstop.

Landing:

  • Reduce gap to landing balustrades by boarding over and painting.
  • Remove old battery smoke alarm.
  • Insulate loft up to 270mm if not insulated already.

Bedroom 1 (Rear):

  • S/fit net curtain.
  • Refix hinge to wardrobe loose.
  • Renew barrel bolt to gas and electric meter door.

Bedroom 2:

  • S/fit net curtain to window & fit heavy curtain from kitchen to this rail.

Lounge:

  • S/fit net curtains to windows and board fireplace.

Bathroom:

  • Renew mastic seal to bath & wash hand basin.
  • S/fit doorstop.
  • Dress window ledge with UPVC.
  • Renew shower curtain.
  • S/fit privacy lock to door.
  • Check & clean extractor & check suction adequate.

Kitchen:

  • Replace worktop by sink & end panel board, 2.3m length worktop.
  • Check sockets & fused spur location behind sink is acceptable.
  • Boiler power to be fitted on a fused spur.
  • S/fit new plinth below sink unit.
  • S/fit heat strips to worktop edges by cooker & remove wood wedged on side.
  • Renew mastic sealant to worktop.
