Preparing a house to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:


  • Supply 4 x full sets of keys including window keys.
  • Carry out a full clean to the property.
  • Fit 2 x mains powered smoke alarms to both levels of property (with battery back-up) linked to a heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit 1 x child safety restrictor to the window on the 1st floor.
  • Fit key operable locks to all ground floor windows with openers.
  • Fit mains powered carbon monoxide alarm.
  • Fit hasp, staple & combination padlocks to loft hatch.
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance door & kitchen exit door.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit sealed globe light fitting to bathroom.
  • S/fit sealed/covered light fitting to kitchen.
  • S/fit mechanical extractor fan/hood to ventilate outside for kitchen.

Front Driveway:

  • Secure brick wall & at back/clear driveway.
  • Remove sandbag.
  • Alleyway – Clean/sweep clear & remove bush by gate.


  • Remove blind to door & fit curtain on wire.
  • Seal edges to door architrave.
  • Adjust front door closing so not loose/movement.
  • Repaint radiator.
  • Adjust door to under stairs cupboard.

Front Lounge:

  • Fill hole to floor.
  • Remove mirror to fire place.
  • PAT test electric fire.
  • Coil all aerial cables.
  • Clean curtains of paint and net curtains.
  • Clean all sealant to windows throughout & s/fit missing grommets to windows.
  • Paint ceiling rose area.
  • Plane door to room.


  • S/fit doorstop.
  • Adjust door to close & fit privacy lock.


  • Clean floor thoroughly.
  • Refix light switch, doorstop, s/fit net curtain & blind to window.
  • Seal above skirting, repaint radiators.
  • Remove washing machine & dispose of & make good area behind.
  • Make good area behind cooker.
  • Board boiler pipework & tack down cable & label isolation switch in lounge.

Rear Garden:

  • Cut & clear rear garden.
  • Board & lock up garage incl. windows.
  • Make good fence panels at rear & repair.
  • Remove all debris in garden.
  • Side – Clear alleyway, fix gas meter door, gulley drain cover required.
  • Staircase – Board both sides of balustrades & paint. S/fit handrail to staircase on right side near top as it turns.

Bedroom 1:

  • S/fit nets & heavy curtain.
  • Finish decorating.
  • S/fit radiator valve/cover.
  • Screw down loose floorboards.
  • S/fit cable restrictor to large window opener.

Bedroom 2:

  • Make good ceiling.
  • S/fit nets & heavy curtains.
  • Finish decorating.
  • Paint radiator.

Bedroom 3:

  • Paint radiator & finish wall painting.
  • S/fit nets & heavy curtains.
  • Seal around window frame.
  • S/fit net & heavy curtains.

Ground Floor W.C:

  • Remove polystyrene tiles to ceiling.
