Preparing a house to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including back doors & window keys.
  • Carry out a full clean to the property.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit mains powered carbon monoxide alarm if required by Council.
  • S/fit doorstops throughout property where required.
  • S/fit thumb turn Euro mortice type lock to be fitted to flat entrance door & kitchen exit door.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, handle & latch, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit sealed/covered light fitting to kitchen.
  • Repaint flat.

Communal Entrance:

  • Disable snib lock to outer door.

Entrance:

  • Upgrade fire door with overhead closer, extra steel hinge & heat & smoke strips.
  • S/fit thumb turn lock to replace mortise lock.

Lounge:

  • S/fit heavy curtains.

Hallway:

  • S/fit plasterboard (12.5mm plasterboard) to underside of staircase to 1st floor flat and seal / secure gaps to edges.

Bedroom:

  • S/fit TRV to radiator.

Kitchen:

  • Secure fridge door. Remove & dispose of washing machine.

Bathroom:

  • S/fit clicker waste to wash hand basin, s/fit shower curtain.
  • Repair extractor fan to wall.
  • Radiator valves to be re-fixed.

External:

  • Clear garden incl. tree and all debris and make good fences on right side.
  • Disconnect power socket & remove loose cables.
  • Outside Front – S/fit 1 x doorbell & label clearly.
  • S/fit gate or remove fixings from post & fence.
