Preparing a house to Let to the Council in Harrow

When getting this property prepared to let to the council in Harrow, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys and back door.
  • Carry out full clean to property.
  • S/fit fire blanket & extinguisher to kitchen.
  • S/fit child safety restrictors to all windows (6).
  • S/fit key operable locks to all ground floor windows with openers.
  • S/fit mains powered carbon monoxide alarm.
  • S/fit hasp, staple and combination padlocks (2) to loft hatch.
  • Insulate loft to 270mm if not insulated & remove all rubbish/items.
  • S/fit 2 x thumb turn Euro mortice type lock to be fitted to entrance & exit doors.
  • S/fit a new ½ hour rated fire door to rear lounge with 3 steel hinges, handle & latch, overhead door closer & combined fire & smoke intumescent strips.

Driveway:

  • Remove all rubbish & clear.

Entrance:

  • Paint entrance step in red, s/fit thumb turn mortice lock.

Hallway:

  • Remove mirror in wall.
  • S/fit mains CO Alarm for boiler in cupboard.
  • S/fit barrel bolt to boiler door, doorstop.
  • Repair/cover ceiling in boiler cupboard, fit back cover to vent/glass.
  • Refix board for electric meter securely.
  • Refix plastic trunking to wall.
  • S/fit bulb to under stairs cupboard.

Ground Floor, Front Bedroom:

  • Remove bed.

Ground Floor Shower Room:

  • Clean bathroom, fit rubber grommet doorstop.
  • Secure mirror to wall.

Rear Lounge:

  • Fire door required.
  • Refix/clip oven seals to oven.
  • Adjust doors to oven to close correctly.
  • S/fit net curtain & heavy curtain/nets to the patio doors to rear garden.
  • S/fit heat detector to replace smoke detector in kitchen.

Rear Garden:

  • Remove all items/rubbish throughout.
  • Remove unnecessary fixing to fence.

1st Floor Landing:

  • Refix smoke alarm to base unit.

Bedroom 1 (Front):

  • Replace 2 x hinges to window & 2 restrictors.

Bedroom 2:

  • 1 x window hinge to replace & 1 x restrictor required.

Bedroom 3:

  • Remove bed, 1 x restrictor required, s/fit new hinges to window opener.
  • S/fit 1 pair of heavy curtains (pole already installed).

Bathroom:

  • Repair/ renew extractor fan to wall.
  • S/fit 2 x bulbs to light.
  • S/fit 1 x window restrictor.
  • Secure mirror to wall.
