When getting this property prepared to let to the council in Edmonton, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

List of Actions/Works Completed to Let to the Council in Edmonton

Works completed included:

General:

  • Supply 4 x full sets of keys including windows keys.
  • Carry out full clean to property.
  • Supply & fit 1 x mains powered smoke alarm linked to a mains heat detector in the kitchen.
  • S/fit fire blanket & extinguisher in kitchen.
  • S/fit mains powered carbon monoxide alarm in lounge.
  • S/fit doorstops throughout the property.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance door.
  • S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
  • S/fit sealed globe light fitting to bathroom.
  • S/fit sealed/covered light fitting to kitchen.
  • S/fit new mechanical extractor fan to bathroom to ventilate outside.
  • S/fit mechanical extractor fan to ventilate outside in kitchen window.
  • Carry out proofing works to holes to prevent rodent entry into flat in various points.
  • Redecorate flat.
  • Replace flooring throughout.
  • S/fit new boiler.

Kitchen:

  • Remove flooring, s/fit net & blind to window.
  • Replace existing kitchen and dispose of cooker, replace with oven, extractor hood & hob integrated.
  • Supply fridge/freezer.
  • Fit splash back to worktops.
  • Supply extra socket above worktop by window.
  • Floor spongey/moves – repair.

Lounge:

  • S/fit nets & heavy curtains.
  • Dispose of table & chairs.
  • Remove battery smoke alarm to ceiling.
  • Fit heating control & thermostat in lounge.
  • S/fit trv to lounge radiator, remove shelf to wall, fit latch to door & remove covering of glass panels.

Balcony:

  • Replace glass (wired glass to balcony) or cover with large pvc sheet on inside (glue) .
  • Fit barrel bolt to boiler door & adjust door to open & close smoothly.
  • Check and carry out repairs to balcony floors.

Hallway:

  • S/fit 4 barrel bolts to cupboard doors. Adjust doors to close to hot tank.

Bathroom:

  • Renew extractor fan with low voltage fan.
  • Renew toilet seat, secure w.c cistern to wall.
  • Renew bath mixer taps & reseal & make good tiles & mastic.
  • S/fit new shower curtain. Clean all grout.
  • Remove mirror to wall above sink, retile and seal and secure sink as loose.
  • S/fit privacy lock to bathroom & renew pull cord.
  • Re-finish steel bath if possible or consider replacement of bath.
  • S/fit plug & chain.

Bedroom:

  • Convert 1 x single socket to twin.
  • S/fit trv & end cap valve to radiator.
  • S/fit nets & heavy curtains.
  • Dispose of wardrobe, renew light fitting/rose.
  • Renew face plates for sockets & switches.
  • S/fit thermal dry lining plasterboard to wall.
