When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
Entrance hallway:
- Replace the existing mortise lock with a thumb-turn Euro-lock.
- Fit door stop to front door.
- Slacken the tension on the front door overhead closer.
- Re-fit the head of the mains powered smoke detector, which was removed by the previous tenant as it kept going off. The head is on the kitchen worktop.
Bathroom:
- Replace silicone strip to the base of the shower cubicle door.
- Walls and floor are fully tiled so maybe fit a rubber stopper to the door handle of the bathroom.
Main bedroom:
- Fit door stop.
Single bedroom:
- Supply and fit nets and curtains to window.
- Fit door stop.
Kitchen diner and lounge:
- Fit overhead closer and intumescent strip to existing fire door.
- Fit door stop.
- Clean and degrease the extractor hood filter.
