When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

• Supply 4 x full sets of keys including windows keys.
• Carry out full clean to property.
• S/fit new mains powered smoke alarm (replace existing one) and s/fit a mains heat detector in the kitchen linked to this.
• S/fit fire blanket & extinguisher in kitchen.
• S/fit child safety restrictors to all windows on 1st floor.
• S/fit doorstops throughout the property.
• S/fit ½ hour rated fire door to kitchen with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips.
• S/fit sealed/covered light fitting to kitchen & bathroom.
• Redecorate walls throughout and all woodwork incl. doors and windows, remove all furniture.

Bathroom:

• S/fit shower (electric).
• S/fit mirror cabinet & tile walls to bath – 3 sides.
• S/fit shower rail & curtain.
• Clean extractor fan.
• Renew w.c seat, ease adjust door/handle.
• Replace door bull catch.
• Re-fix door tread.

Bedroom 2 (Single):

• S/fit doorstop, tack heater cable to skirting, replace carpet.
• S/fit nets, heavy curtain & track/pole with batten.

Bedroom 1 (Master):

• Replace carpet.
• Remove blinds.
• S/fit nets & heavy curtains and batten.

En-suite:

• Replace bull catch to door handle.
• S/fit new w.c seat.
• Clean extractor fan.
• Extend timer override.
• S/fit new lino.
• Renew mastic seal to shower tiled area.
• S/fit mirror cabinet, w.c roll holder.

Kitchen:

• S/fit new hob.
• S/fit new lino.
• Re-fix tiles to wall and sink, s/fit new mixer tap.
• Repair/make good cupboards where damaged.
• S/fit new blind, renew mastic seal to worktops.
• Remove washing machine.

Lounge:

• S/fit nets & heavy curtains to doors.
• S/fit door child safety film on glass panels to lounge door.
• Re-fix tread to kitchen entrance.
