When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

• Paint walls, ceilings & woodwork throughout

Hall:

• Replace lock with thumb turn & provide 6 keys
• S/fit blank cap to radiator
• Remove old bell/camera fitting on outside of front door & make good holes
• S/fit missing beading to laminate

Lounge:

• S/fit new door handle, keep to latch on frame & adjust door to close

Bathroom:

• S/fit new door handle with privacy lock
• Replace WC flush
• S/fit new shower cord & head
• S/fit new riser rail
• S/fit new shower curtain & rail
• Replace WC roll holder
• Replace sealant throughout

Kitchen:

• Re-fit wall unit on left side hanging off
• S/fit missing handle & barrel bolt to built-in cupboard
• Replace plinths to all base units
• Replace garden door lock with thumb turn & provide 6 keys
• Replace sealant throughout
• Replace boiler boxing
• Re-secure blanking box in washing machine space to wall (hanging loose)
• S/fit new edging strip to breakfast bar worktop
• Replace sink base unit
• Grout over cracks in tiled floor so smooth

Garden:

• Re-fit drain cover under bathroom window
• Re-fit down pipe left of kitchen window

Stairs/Landing:

• S/fit doorstop for bedroom 3 (box room)
• S/fit hasp, staple & combination padlocks (set code to 2010) to loft

Bedroom 1:

• S/fit cable restrictors (CHG supply) to right side window
• Renew mouldy sealant around windows x 2
• S/fit door handle & latch
• Remove barrel bolt & make good holes

Bedroom 2:

• Secure double socket to wall & fill around it

Bedroom 3 (box room):

• Re-fit door & hinges properly but keep door opening outwards & make good frame where old hinge fittings were
