When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

Snagging:

  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit doorstops throughout property where required.
  • Repaint inside cupboards in flat.
  • Replace bed 2 door.
  • Board hallway side of small bathroom window.
  • Remove and make good lounge fireplace slab.
  • Board up and vent fire place.
  • Secure wardrobe in bed 1.

Decorating:

  • Re-decorate ceilings, walls and woodwork throughout.

Kitchen:

  • Remove and dispose existing kitchen.
  • Remove all tiles from walls make good and skim.
  • Make any necessary plumbing adjustments.
  • Supply and fit Howdens Greenwich white gloss style kitchen units with black granite effect laminate worktops.
  • Supply and fit new sink, mixer tap, fan oven, ceramic touch control hob, and under unit extractor hood vented outside.
  • Drill hole for extractor hood vent.
  • Build wall unit for boiler.
  • Build removable pipe cover under boiler.
  • Tile kitchen splash-back with white tiles, grout and seal.
  • Upgrade fire door with fire and smoke strips, overhead door closer, fire rated latch and handle.

Bathroom:

  • Remove existing bath, bath panel, tiles from walls, wallpaper and polystyrene tile ceiling.
  • Prepare and skim throughout.
  • Remove and re-fit WC cistern.
  • Replace all lead plumbing.
  • Supply and fit new steel bath with shower mixer tap, riser and PVC bath panel.
  • Supply and fit new pillar taps to basin.
  • Re-do box below basin and fit a removable panel.
  • Re-tile around bath up to ceiling height.
  • Re-tile basin splash-back.
  • Board over small window above bath.
  • Supply and fit towel rail, WC roll holder, shower pole, shower curtain.

Flooring:

  • Supply and fit vinyl click luxury flooring in grey oak finish to kitchen and bathroom.
