When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

• Dispose of rubbish in tank cupboard.
• Clean mould in tank cupboard.
• Paint inside tank cupboard.
• Replace light fitting with standard pendant light.
• Fill gaps to laminate floor.

• Scrape & sand ceiling & paint white.
• Dispose of shelf above bath.
• Secure WC seat.
• Plug & chain to bath.
• Secure shower head holder.
• Renew sealant to bath.
• Grout over crack on floor tiles by bath to smooth it & fill any grout missing.

Lounge:

• Replace heavy curtains.
• S/fit missing overhead door closer.
• Replace missing doorstop.

Kitchen:

• Replace net.
• Remove vinyl wrap on worktops.
• Secure blind pull cord to wall.
• Degrease hood & s/fit filter.
• Adjust window lock to close.
• Replace baseboard & backboard to sink base unit.
• Fill gaps to laminate.
• Supply & fit appropriate plug.
