When getting this property prepared to let to the council in Enfield, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Paint walls, ceilings & woodwork throughout.
- S/fit net & heavy curtains throughout.
- S/fit additional step & hand rail to front of house.
Porch:
- Remove shelves & fill holes.
Hall:
- Paint radiator.
- Fill holes.
Lounge:
- Remove trucking & wallpaper from rear & fireplace.
- Stain block mould.
- Paint 2 x radiators.
- Paint walls lights white.
- S/fit painted batten to rear window for track.
Kitchen:
- Adjust fire door to close.
- Paint radiator.
Stairs/landing:
- S/fit doorstop for bed 3.
- Remove wallpaper on wall top of stairs & make good damage to plaster.
- S/fit combination padlock to loft.
Bedroom 3 (front single):
- Remove wallpaper.
- Plane door.
Bedroom 1 (front double):
- Paint radiator.
- Remove wallpaper.
- Replace top left window handle.
- Fit 2 x cable restrictors (CHG supply).
- Remove barrel bolt & eyelets from door & make good holes.
- Adjust door to close.
- Remove & dispose of old fitted wardrobe.
Bedroom 2 (rear):
- Remove wallpaper.
- Remove shelves & battens between wardrobes & fill holes.
- Remove barrel bolt from door & make good holes.
- Tighten door handle.
Bathroom:
- S/fit new bathroom suite and re-tile all walls.
