When getting this property prepared to let to the council in Ealing, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Paint walls, ceilings & woodwork throughout.
- S/fit new carpet & underlay throughout.
- S/fit new net & heavy curtains throughout.
Hall:
- Replace cylinder & thumb turn locks & provide 6 keys for each.
- S/fit keep to barrel bolt on cupboard door.
Bathroom:
- Replace mirrored cabinet.
- Remove toothbrush holder and make good holes.
- Remove mirrors stuck to soil stack above WHB and make good wall ready for painting.
- Replace WC roll holder & towel ring.
- Fill missing grout to tiles behind heated towel rail.
- Replace missing tiles to wall around heated towel rail.
- Ease & adjust privacy lock.
- Replace shower curtain & rail.
- Remove old shower screen bracket from wall & make good holes etc.
- Replace adjustable riser rail for shower.
- Cut out & replace sealant around power shower on wall (yellowed).
- Replace sealant throughout.
- Plug & chain to WHB & bath.
- Remove telephone socket from wall & cable.
Bedroom 2:
- Remove telephone socket and all extra cables etc.
- Replace window handle.
- Cut and replace all torn wallpaper ready for painting.
- S/fit doorstop.
Bedroom 1:
- Get top small window open & ease & adjust.
- Cut out and replace cracked caulk/sealant around window.
Lounge:
- Cut out and replace torn wallpaper ready for painting.
- Remove cable running around kitchen door frame.
- Remove cable running around lounge door frame going through hall & into bedroom 2.
- S/fit doorstop.
Kitchen:
- Remove wall unit left of boiler & make good holes ready for painting.
- Remove old CO detector above door & make good holes ready for painting.
- Replace boiler boxing.
- Replace window handle.
- Replace tiles on window sill (cream/beige colour is fine).
- S/fit handle to built-in larder cupboard.
- Fit new fire pack (CHG supply).
