Preparing a house to Let to the Council in Ealing

When getting this property prepared to let to the council in Ealing, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.

As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.

Works completed included:

General:

  • Supply 4 x full sets of keys including window keys.
  • Carry out a full clean to the property.
  • Fit 2 x mains powered smoke alarms (with battery back-up) linked to a combined CO & heat detector in the kitchen.
  • S/fit fire blanket & extinguisher to the kitchen.
  • S/fit child safety restrictors to all large window openers on Ground & 1st floor (8).
  • S/fit key operable locks to all ground floor windows.
  • S/fit doorstops throughout property where required.
  • Fit hasp, staple and padlocks to loft hatch with combination padlock.
  • S/fit thumb turn Euro mortice type lock to be fitted to entrance & patio doors.
  • S/fit ½ hour rated fire door with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips to kitchen and make frame for door and adjust arch to allow.
  • Oil all window hinges as very stiff.

Outside Front Door:

  • Check outside light as may need to renew/replace.
  • Renew gutter downpipe on right of front door, cracked and leaking.

Hallway:

  • S/fit light to under stairs cupboard.
  • Remove 2 x battery smoke alarms.
  • S/fit 2 x barrel bolts to under stairs cupboard.

Kitchen:

  • Refix floor strip.
  • S/fit switched sockets for fridge/freezer area.
  • Box in boiler pipework.
  • Paint area below worktop where washing machine & dishwasher would be located.
  • Paint all walls to kitchen.
  • Cap off sink waste.
  • Electrician to move light switch to other side of new fire door.

Lounge:

  • Secure floor tread to entrance to room.
  • Repaint all walls to room.
  • Check and replace rear outside sensor light and renew switch.
  • Renew 1 x unswitched socket faceplate.
  • Replace damaged blinds to lounge with nets & heavy curtains & poles to lounge windows & doors (2).
  • Replace hinges to right side window opener by patio doors.

Rear Garden:

  • Board glass shed window & lock with hasp, staple & padlock.
  • Bannister rail to decking will require repair or renewal in future.
  • Repaint decking area.
  • Re-support/repair decking area in left corner of house as you look at from rear.
  • Refix loose tile to window ledge.

Stairs:

  • S/fit small handrail on right side as you go up.
  • Replace landing light with a pendant and s/fit extra pendant light at top of stairs.

Bathroom:

  • S/fit large mirror cabinet to cover wall & old holes.
  • S/fit rubber grommet doorstop to bathroom door.
  • Renew mastic sealant to bath.
  • Check extractor fan working ok as a bit noisy.
  • Secure floor tread as you enter bathroom.

Bedroom 1 (Master):

  • Repaint walls to room and remove radiator cover and replace missing skirting.
  • S/fit nets & heavy curtains.
  • Convert 1 x single socket to a twin socket.
  • Dispose of large wardrobe – wobbles/damaged & s/fit skirting to wall where missing.
  • Remove rawl plugs for old tv bracket by window.

Bedroom 2:

  • Repaint walls to room.
  • Convert 1 x single socket to twin socket.
  • S/fit nets & heavy curtains.
  • S/fit doorstop.
  • Reglue/fix skirting to wall.
  • Re-fix door hinge.
  • Renew hinges to window and if required contact a glazing specialist if locking mechanism requires replacing too.

Bedroom 3:

  • Repaint walls to room.
  • S/fit normal door to room and remove bifold door.
  • S/fit nets & heavy curtains.
  • Remove faulty restrictor cable.
  • Remove trunking to floor & aerial cable.

Landing:

  • Re-fix loose floorboards to floor.
  • Check loft light switch by bathroom – labelled as shower.
  • Paint walls to landing area and stop by top of stairs.
