When getting this property prepared to let to the council in Hendon, we performed a detailed assessment of general property standards, listing items to be removed or replaced, repair works if any to bring the property up to the required standards.
As part of Central Housing Group’s service we completed the list of maintenance and upgrades listed below and organised the Gas Safety report, NICEIC Electrical Installation report, Portable Appliance Test report and Energy Performance Certificate needed to let the property to the council.
Works completed included:
General:
- Fit fire extinguisher & blanket to kitchen on side of larder unit (Supplied)
- S/fit doorstops throughout property where required (7 ?)
- S/fit hasp, staple and combination padlocks to loft hatch (2)
- S/fit thumb turn Euro cylinder to flat entrance door
- S/fit 1 x ½ hour rated fire door to with 3 steel hinges, overhead door closer & combined fire & smoke intumescent strips
- S/fit 18 pairs of hinges to window openers and oil all handles / locking mechanisms etc.
- Fit 12 child safety restrictors (supplied)
- Box cover boiler pipework below boiler
- S/fit batten (painted white) and poles, nets and heavy curtains to Bed 1, 2 & Lounge (2 windows)
- S/fit net curtain to kitchen window
- Fit new letterbox cover to outside of front door – See if supplied one can be used or supply and fit
- S/fit barrel bolt to hallway cupboard door
- Make good ceiling in hallway where old smoke alarm base was and fill small hole in kitchen ceiling near heat and co alarm
- S/fit wireless door bell
- Move cupboard below boiler to left side and fix and make good area underneath / area on right so washing machine can fit correctly in space
- Make sure access holes possible for plug waste and cold feed
